How council approval works in Sydney

Multiple councils, one project team

Greater Sydney is split across dozens of local government areas — City of Sydney, Northern Beaches Council, and City of Ryde among the councils we've worked with directly. Each sets its own DA timelines, referral requirements, and pre-lodgement process, so we scope council engagement per site rather than assuming a single, city-wide process.

Inner-city sites vs. suburban sites

Inner-Sydney sites (Alexandria, Moore Park) more often trigger heritage, traffic, and noise referrals due to density and mixed-use zoning nearby. Northern suburb and outer sites (North Ryde, Cromer) typically move faster through assessment but can carry stricter stormwater and tree-preservation conditions depending on the site's overlay.

Site conditions: Sydney's humid subtropical climate means outdoor courts need drainage and surface selection that copes with the city's storm season (typically November–March), while indoor builds are largely climate-agnostic — one reason several of our Sydney projects, including our largest, went indoor.

Frequently Asked Questions

It depends entirely on your site's local government area — Sydney doesn't have a single planning authority. We identify the correct council for your address during the site study and flag anything specific to that LGA (heritage overlays, tree preservation orders, flood planning) before you commit to a design.
